The budget is tracked against the original estimate, line by line. Every change order is documented with its cause, its cost and its schedule impact before anyone signs it.
Critical path schedule, updated weekly. When an activity slips you hear about it that week, not once the delivery date has already moved.
We pull and track every permit and inspection. We keep the complete file, which is what your bank, your insurer or the next buyer will ask for later.
Qualification, license and insurance verified before anyone sets foot on site. Written scopes so no gaps are left between trades, which is where cost overruns are born.
Contracting note. Owner Representative services are contracted through TIREC Design & Engineering, keeping the oversight role separate from the execution role. Construction work is contracted with TIREC Construction LLC.
